is located just minutes south of Marquand, MO on Missouri State Hwy DD. CRRC is a relatively new campground that was developed by the current owners back in 2011. CRRC is a unique property that offers flat terrain for camping, hiking, & pasture for horseback riding…but the calling card of this property is the 1,000 feet of frontage on the spring fed Castor River! The park is smaller and highly profitable, and is ideal for the owner/operator who wants to enjoy the lifestyle of peaceful country living at the foothills of the Ozark mountains.

The price that you see on this offering memorandum is only for the 12.49 acres that encompasses the current campground. The owners own an additional 135 acres surrounding the park. The additional 135 acres is breathtakingly beautiful and offers large pastures for horseback riding (with a barn), lofty terrain, riding trails, tunnels through the mountains, and other fresh-water springs. It is a nature paradise with all sorts of wild animals. The Castor River is one of the top 3 fishing destinations for small mouth bass in the State of Missouri! Future access for campers to utilize hiking/riding trails and other properties beyond the campground will be negotiable although not forever binding.

As the park stands today there are 36 full hookup sites, along with 6 tent sites. As the owners live on the property directly adjacent to the campground, they will have a covenant on the deed at closing that will prohibit the park from growing larger than 42 full hookup sites.

Despite being a very profitable little campground, CRRC has a value-add component to it as well. The campground only rents to seasonal renters who are STRONGLY vetted. They have a great set of renters for the next owners to inherit! The park currently has over 100 people on a waiting list for a seasonal parking spot!!! The park charged $1,880 for a seasonal stay in 2021. The guests have already been advised that their rates in 2022 will increase to $2,190 for the season, and that 2023 rates will be $2,500! The park is popular for a number of reasons. One…the sites aren’t all jammed in tight next to one another. Two…the majority of the renters have shade due to tree placement. Three…the park offers an amazing place for guests and visitors to float down the Castor River! The Castor river is spring fed so it is crystal clear. The park rents canoes, kayaks, & tubes and “drops off” the floaters at the public access in the town of Marquand. The floaters will enjoy the “level 1” float trip for three miles down the river and return back to the beach at CRRC. Due to the increasing popularity of floating trips over the past couple of years, I believe that a solid social media presence and a “PPC” program on google could increase the revenue from outside floaters by a significant margin. The majority of guests come from Cape Girardeau, Sikeston, Jackson, Dexter, and other miscellaneous locations within the Missouri Bootheel.
